Bridgecrete Group was engaged to deliver a comprehensive remedial upgrade to an occupied multi-residential apartment complex in Ashfield, NSW. The project was completed within a fully occupied building, requiring staged construction, stringent safety management and ongoing coordination with residents to minimise disruption while maintaining uninterrupted access throughout the works.
The project focused on rectifying long-standing water ingress issues, deteriorated building elements and structural defects through a combination of roofing repairs, waterproofing, façade remediation, stormwater upgrades and concrete restoration.

Scope of Works
Roof repairs, including complete roof repointing and replacement of damaged roof tiles.
Removal and replacement of fascia boards and guttering.
Installation of new stormwater outlets and underground stormwater drainage upgrades.
Removal of deteriorated pebblecrete pathways above the basement.
Installation of new waterproofing membrane systems.
Re-tiling of all pedestrian pathways.
Removal of existing balcony tiles.
Installation of new sheet membrane waterproofing systems to balconies.
Installation of new tiled balcony finishes.
Removal of deteriorated pebblecrete balcony edges and replacement with rendered finishes.
Brick stitching to repair structural masonry cracking.
Concrete spalling repairs throughout the building.
Associated remedial building and façade restoration works.
Outcome
Bridgecrete Group successfully completed the project while the apartment complex remained fully occupied, ensuring residents could safely continue living in their homes throughout construction. The remedial works eliminated multiple sources of water ingress, significantly improved the building’s stormwater performance, restored the integrity of the waterproofing systems and addressed widespread concrete deterioration and structural masonry defects.
The completed project enhanced the building’s durability, structural integrity and overall presentation while extending the service life of the asset.
